Senatobia has amended its zoning ordinance regarding manufactured housing, or mobile homes, within the city limits. The changes were unanimously approved by the Board of Alderman after a public hearing Tuesday, Jan. 18.
No alterations were made to the city ordinance adopted in 2009 that allows mobile homes exclusively in areas zoned as R-6 or manufactured home district. Only a small section in the northeast corner of Senatobia off Norfleet Drive at the location of privately-owned Pecan Grove Mobile Home Park is designated as R-6.
“We appreciate the efforts of the planning commission in laying the groundwork to get this done,” said Senatobia Mayor Greg Graves. “We believe the new ordinance will be beneficial to the allure of our city as we move forward.”
Any new or used mobile/manufactured homes placed or replaced with another mobile/manufactured home in the R-6 zone must be five years old or newer, a minimum of 12 feet wide, and contain at least 1,000 square feet of heated or cooled interior living space.
All manufactured homes placed in the R-6 zone are mandated to have a permit from the City of Senatobia and follow the Tate County installation standards that include poured concrete piers and five-by-five landings at each access point.
An inspection decal from the State Fire Marshal’s Office is also required before a final review by the city building inspector/code enforcement officer issues a Certificate of Occupancy.
The new ordinance also calls for suitable perimeter skirting, or underpinning, around all four sides of a mobile/manufactured home. The requirements for proper skirting include block, brick, stone, heavy duty faux block, heavy duty faux brick, or heavy duty faux stone.
Any mobile/manufactured home abandoned or uninhabited for six months must be removed from the property. If the mobile/manufactured home is not removed within 30 days of a written notice to the owner, the City of Senatobia can elect to prosecute in municipal court or remove the home and charge the cost of removal to the owner of the mobile home.
