Total assessed value of property in Tate County increased by more than $5 million, or 2.3%, in 2022 according to the latest tax rolls presented to the Board of Supervisors from the tax collector/assessor’s office.
Tate County Deputy Tax Assessor Mike Dickson provided the preliminary tax roll to supervisors at their meeting on July 5. Dickson said the total assessed value in 2022 was $226,534,669, compared to $221,343,993 in 2021, for a boost of $5,190,676.
All property, real and personal, is appraised at true value and assessed at a percentage of that true value according to its type and use. Even if the millage rate remains the same, individual property owners who made improvements in the past year may see an increase in property value, thus a higher tax bill.
Now that tax rolls have been presented to the Board of Supervisors, Dickson said citizens have until Monday, Aug. 1, to submit an appeal in person on the assessed value of their property. Tax rolls are available for inspection and review at the Tax Assessor’s Office in the Tate County Courthouse or by calling 662-562-6011 Ext. 2.
Dickson said documentation must be presented to appeal the assessed value of property, such as an appraisal or the amount the property is insured for.
If a negotiation is not made, the taxpayer can request to be on the agenda to appear before the Board of Supervisors on Monday, Aug. 1. According to Miss. Code Ann. 73-34-3, to render value in a Board of Supervisors meeting you must be either the actual property landowner or a Mississippi licensed appraiser.
The tax roll is used by elected officials to project tax revenue. It is one of the tools the county and municipalities such as Senatobia and Coldwater use to begin calculating budgets for the upcoming fiscal year. Although cities do rely on property taxes, another portion of their revenue stems from sales taxes and fees charged for fines and permits.
For the county, most revenue comes from ad valorem taxes, or taxes based on the assessed value of an item such as property and estate taxes.
