For the second time in nine months, both Tate County municipalities and one community are ranked among the top 50 areas in Mississippi with rapidly growing home prices.
Stacker compiled a list of cities with the fastest-growing home prices in Mississippi using data from Zillow. Cities are ranked by the dollar change in the Zillow Home Values Index for all homes from the 12 months ending June 2024. Data was available for 50 cities and towns in Mississippi.
Coldwater was 18th with a typical home value of $216,281. The town had a one-year price change of +$12,962 (+6.4%) and a five-year price change of +$2,337 (+50.3%).
Sarah in western Tate County ranked 21st with a typical home value of $208,072. The unincorporated community had a one-year price change of +$12,909 (+6.2%) and a five-year price change of +$67,559 (+48.1%).
Senatobia ranked 49th with a typical home value of $229,620. The city had a one-year price change of +$8,095 (+3.7%) and a five-year price change of +$73,090 (+46.7%).
The typical home value in the United States was $360,974 in June, 3.2% higher than the year before. Increasing mortgage rates have slowed growth, with prices even declining in some places.
But some areas are still seeing price jumps compared to the previous year. Several of those cities and towns are near Tate County including:
• Oxford at No. 1 with a one-year price change of +$32,073 (+10.1%)
• Taylor at No. 3 with a one-year price change of +$23,116 (+7.6%)
• Red Banks at No. 10 with a one-year price change of +$14,486 (+6.4%)
• Byhalia at No. 26 with a one-year price change of +$11,454 (+4.8%)
• Walls at No. 32 with a one-year price change of +$9,756 (+4.2%)
• Robinsonville at No. 42 with a one-year price change of +$8,897 (+5.5%)
• Nesbit at No. 44 with a one-year price change of +$8,508 (+2.5%)
